Housing Demand Consistent – Supply remains Sticky

Loss tightens national supply:

National real estate received an unfortunate shock – the Los Angeles fires.   The horrible loss continuing in California has ramifications for buyers and sellers nationally.  Beyond insurance premiums, impacted families are faced with hard decisions.  Putting a life on hold for K-12 family members is forcing permanent relocations.  If California’s delays in building approvals remain typical, compounded with labor and material shortages, the now barren lots will remain so for many years.

Choosing Colorado’s Front Range:

States with streamlined building codes and city planning departments working efficiently will fill the void.   Lifestyle choices and solid education systems will win the migrating ex-Californian.   Colorado has been a favorite for Californians historically.   Boulder-Denver and many communities along the front range have the outdoors paired with a diverse business community.   Aerospace, E-Commerce, Finance, Energy, Renewables, and Agriculture buffer the premier Tourism industry found in Colorado.

Arts & Culture:

Film, Art, and Culture are strong in Denver and Boulder.   The Sundance Film Festival is even considering Boulder as its 2027 new home.   Beyond New York City’s Broadway, Denver’s Center for the Performing Arts is known as the second-largest ranked theater venue nationally.   Equally significant are the Denver Art Museum and Clyfford Still Museum, which anchor the international collector focus found in Denver.   With continued government leadership, Colorado will likely remain a welcoming home to many who cherish culture, the outdoors, big game, and championship professional teams.  Whether one identifies with Aspen, Vail, Copper Mountain, or Winter Park, the new resident has a place to call Colorado home.

Local Housing Factors:

In the Denver market, supply remains consistent finding new buyers within 30 to 60 days (33 days as of 1/22/2025).  New home builders, national to local custom builders, have selections depending on buyer focus.  Castle Rock is one community south of Denver that has experienced strong growth over the past 3 years.   Toll Brothers luxury communities include options for each lifestyle desired.  The Montaine – Castle Rock continues its build-out for those wanting a 55 + community.  Roxborough Park, Chatfield Reservoir to Park Meadows are mature communities that enhance what the core of Denver’s south metro area offers.  Cherry Hills, Greenwood Village, Washington Park, Cherry Creek North, and Hilltop have many of Denver’s premier addresses within 30 to 40 minutes of Denver’s Downtown.  While these are just a few opportunities to consider, Sloans Lake, Northfield, Reunion, Broomfield, and Boulder round out many options to consider at any price point.

For those requiring a mortgage, the recent break in interest rates from 7.25% for a 30-year mortgage, should be an advantage.   Lenders, like those featured at MASONmodern, have competitive rates, products, and services capable of making a national move simple and efficient.   The opportunity in Denver’s front range becomes further ideal when matched with local community qualities.  Reach out to a licensed agent at MASONmodern.com to best understand your opportunities in Denver and the Front Range.
